Investing in real estate in Morocco
What to decide before buying an apartment or a villa in Morocco, from Dar Bouazza and Casablanca.
Investing in real estate in Morocco starts with how you will use the property, not with a promised return. A main home, a long-term rental and a pied-Ã -terre point to different neighbourhoods and building types. An apartment in Dar Bouazza rents differently from a standalone villa in Bouskoura.
Non-residents can buy urban property (apartment, villa, building plot). Agricultural land is a separate case: leave it aside until a notary has confirmed the plot's status. The purchase goes through a notarial deed and an updated title at the land registry.
On top of the price, budget for registration duty, land-registry fees and the notary. Rates should be checked at signing; this article does not freeze a figure that can change. If the money comes from abroad, keep the bank transfer certificate.
Locally we work in Dar Bouazza, Tamaris, Ansari, Casablanca and Bouskoura. A local agency is useful because someone walks the property with you: condition, fees, surroundings, and whether the asking price sits with what has actually sold nearby.
If you already have a city and a budget, send them. We will say which homes for sale fit, and which ones to drop before you fly in for a viewing.
